When purchasing a property, we’ll communicate with the seller’s lawyer and your lender, prepare your closing documents, and meet with you to answer your questions (virtually or in-person, as preferred). On the closing day, we’ll manage funds, register the transfer of the property, then congratulate you on the purchase of your new home.

$250 +HST Mortgage Registration

$450 +HST - Disbursements

DISBURSEMENTS:

Includes all out of pocket fees such as: Conveyancing Software ($25); Banking ($35); Land Registry ($78 per registration); Tax Search ($75); Executions Certificate ($25); Admin Software ($25); and Courier ($75) fees, etc.

TIMELINE

1. Contact us

Ask your real estate agent to send Bayfront Law your Agreement of Purchase and Sale   

2. Contact Utilities

Contact utility companies (hydro, water, gas), telephone, cable, internet to arrange for connection (if purchasing a home) or disconnection (if selling a home) as of your closing date.

3. Requested Documents

E-mail us any requested documents (IDs, insurance policies, etc.)

4. Virtual Sign up

We’ll schedule a virtual sign up a few days before closing.

5. Funds

If required, deposit any closing funds (if purchasing a home) or provide your void cheque (if selling a home)

6. Closing Day

On the day of closing, keep an eye out for any update emails, followed by a congratulations e-mail when your deal closes.
